Sellers of ordinary property are sometimes told the opposite, list high, and sit — and in a thin market there is not enough buyer traffic to correct that quickly.

River property →Water frontage. Length, depth at the dock, access rights, and permit status. Each of these moves price independently of the house.
Land. Well and septic replace the utility bill with an ownership responsibility. Have the well tested for water quality and yield and the septic inspected and pumped as a condition of purchase, not as a formality — a failed drainfield is a five-figure surprise. Confirm whether the property has legal recorded access or relies on an easement across a neighbor.
Roof. Age and documented remaining life. Insurers decline older roofs outright, which removes buyers from your pool entirely.
Permits. Unpermitted additions complicate appraisal and financing, and buyers' agents use them as negotiating leverage. Resolving or documenting them before listing usually returns more than it costs.
